CasaOnline is an online estate agent, helping to save you thousands in commission. We are able to do this by operating a low-cost basis with no expensive cars or offices. Instead, we spend large amounts advertising your property to a global audience and ensuring we have the most extensive range of properties.

We have a network of local property experts that will assist you at every stage, whether you are buying, selling or renting! We offer all the services you need to sell your property quickly, at the best price and best of all, for no commission!

We are open 7 days a week and are dedicated to finding the perfect buyer and their dream home.

How can CasaOnline sell my house for so little money?

Most estate agents have huge overheads such as large fancy offices and expensive cars and these are ultimately paid for by both buyers and sellers. We have cut back on these unnecessary costs and instead focus on finding buyers their dream home.

What’s the difference between CasaOnline and a traditional estate agent?

We do everything a traditional estate agent would and more. Instead of the typical commissions up to 8%, you pay a low, fixed-fee, potentially saving you thousands! We do not have expensive offices or fancy cars, instead the money is spent advertising your property to millions of international buyers. *

What are your opening hours?

Our opening hours are much more flexible than your average agent! We are open from 9am-9pm every day of the week, and do not close for siesta! If you need to get in touch outside of these hours, you can always Whatsapp us on 951 122 183 and we will endeavour to get back to you as quickly as we can!

* 0% Fixed Fee Commission is only available for properties valued up to € 850.000. For properties valued in excess of this amount, industry-standard commissions apply.

Sellers

How much will it cost me to sell my property?

We have two options, Pre-Pay and Post-Pay.

Pre-Pay is our most economical option. We charge an upfront fixed fee of 850€ for selling your property. 

The second option is to pay a fixed fee of 2,500€ (5,000€ if property worth over 500,000€*), payable only when the sale has completed. No sale, no fee.

With typical agent commissions ranging up to 8% we can save you thousands in commission.

*5,000€ if property worth over 500,000€*

Can I pay later?

Yes, it is possible to pay later, however, this is slightly more expensive.

If you were to pay later, the cost would be either 2,500€ or 5,000€*, payable only upon sale. We charge no listing fee. Paying up front will cost you only 850€, however this will not be refunded if you no longer wish to sell your property.

Can I list my property with multiple agents?

Absolutely! Although we suggest that you should check whether your agreement with other agents is on a “sole agency” basis. Although this is uncommon in Spain, we would not want you to have to pay our fixed fee and their commission! Contact us at info@casaonline.com and we will be happy to advise.

Please be aware that we are not liable for any other agency’s commission if you are to sell through us and you have a sole agency agreement with them.

How will you advertise my property?

Did you know over 90% of buyers begin their property search online? That’s why we will list your property on the leading property portals across Europe. We will also contact any potential buyers from our extensive database that have similar requirements to your property’s features!

On top of this, you will also receive a free “For Sale” board, showing passer-bys that your property is for sale and for them to get in touch if they are interested!

How soon can my advert go live?

Once you have completed the application process and we have your catastral and EPC application on file, we will begin uploading your property to all the leading property portals across Europe. This will take no longer than 24 hours.

What is EPC and do I need one?

EPC stands for Energy Performance Certificate and this is now a legal requirement for anyone wishing to sell or rent a property. If you have bought your property in the last few years, fear not as the certificate is valid for 10 years, and your certificate may still be in date.

We will assist with all the paperwork for your EPC application, however there will still be a fee depending on the size of your property, as declared on the catastral:

Up to 100m2                           185€ + IVA
Between 100m2-200m2          225€ + IVA
Between 200m2 – 300m2         245€ + IVA
Between 300m2 – 400m2         310€ + IVA
Between 400m2 – 500m2         380€ + IVA
Up to 600m2                           480€ + IVA

Landlords

How much will it cost me to rent my property?

For rentals, we don’t believe in charging the first month rent as commission. Instead, we charge a fixed fee of just 350€. Why charge more?

We provide everything you would expect from a professional letting agent, but for a fair, fixed price!

Absolutely, it is all part of the service!

Tenants

How much will it cost me to rent a property?

We do not charge you any commission or finders fee. As with any rental property, you will be asked to pay a deposit, which is usually equal to the first months rent, plus the first month’s rent in advance.

How long does the rental process take?

This ultimately depends on how soon the property is available and how quickly you are able to provide us with all the required paperwork and pay the deposit. From signing the contract you could have the keys that very same day.

Buyers

How do I know the property is legal?

Firstly, we will not list any property without the vendor providing the nota simple, the cadastral reference, licence of first occupancy and previous IBI and Basura bills (property tax and rubbish collection)!  We also ensure that if the property does not already have its EPC Certificate, that this has been applied for before we are able to proceed.

How much will it cost me to buy a property?

For a buyer, we will not charge you anything! No finder’s fees, no introduction fees! There are other costs involved with the purchase of property as you will be required to pay tax and for conveyance. How long does the buying process last?

There are many factors that can affect this process, such as whether you require a mortgage and whether all the paperwork is readily available as some has to be requested by the townhall. We can also assist with the conveyancing to confirm there are no outstanding bills when you take over the property or any laws that could potentially affect you, such as a road going through your land!

Once everything is in order, it usually take 1-2 weeks for all the documents to be transferred into your name.
